Deer Creek
North Edmond's newest large-lot building: post-tension slabs, consolidating backfill and new-build drainage.
Deer Creek →Edmond is home: Deer Creek and the newer large-lot building on the north side, the established streets near the university and the center of town, and the subdivisions filling in on every edge. From there we work out to Guthrie in Logan County, Piedmont, Yukon and Mustang in Canadian County, Nichols Hills, Bethany and The Village to the south, and the smaller communities east toward Arcadia and Luther.

All of the city and its ZIP codes. The newer north side — Deer Creek, Chisholm Creek, Cedar Ridge Farms and the large-lot building along Covell and Sorghum Mill — is mostly post-tension slab where the questions are about initial settlement and new-build drainage. The established middle of the city, around the university and the older streets, has a mix of construction including genuine pier and beam. The subdivisions of the 1980s and 90s sit between the two: conventional slabs now several decades into the shrink-swell cycle, with original drainage and mature planting that has changed the falls.

Deer Creek →
The territorial capital: Victorian pier-and-beam housing, historic masonry and crawl spaces with bare soil.
Guthrie →
Acreage lots outside any municipal storm system, where the water goes is entirely your decision.
Piedmont →
Sixty years of building on the I-40 corridor, from mid-century slabs to current post-tension construction.
Yukon →
Fast, recent growth: young houses, young backfill, and drainage that was finished last on the build.
Mustang →
Large older homes under a mature canopy, where the trees are the leading cause of one-sided movement.
Nichols Hills →
Older housing around the university and Route 66, split between pier-and-beam and early slab construction.
Bethany →
The metro's first generation of slabs, built from the 1950s to the 1970s before vapor barriers were standard.
The Village →Inspections across Edmond, Deer Creek, Guthrie, Piedmont, Yukon, Mustang, Nichols Hills, Bethany and The Village. You get the elevation readings, the cause and a written scope with a figure on it before anything is dug.
