Arrange a foundation inspection
A measured floor elevation survey, an exterior and drainage walk, and a written report with the readings on it. Call (405) 358-4561 or send the form.
On the day
What you will see first
A tripod going up in your living room. The elevation survey is the substance of the visit: laser and receiver, readings across the floor of every accessible room, taken at corners and at every doorway. It takes the better part of an hour in a typical house and it is the only thing that establishes the shape of any movement.
Then the outside and the gaps
Downspout discharge points, which way the ground falls, standing water, irrigation hitting the wall, tree species and distance by elevation. Indoors, every door and window tried, cracking recorded by location and direction, and the crawl space entered if there is one. Where the picture suggests water beneath the slab, that is raised before anything structural is discussed.
What the written sheet lists
The elevation readings themselves. What we believe is causing the movement. A recommendation that may be work now, monitoring through a season, or nothing at all. Where there is a scope: pier count, individual positions, system and installation criteria, access requirements, restoration included, exclusions stated, permit as its own line, and the warranty terms attached rather than promised.
By when
Inspections are usually within a few days, Monday to Saturday between 7am and 7pm. The report follows within two working days. Written scopes hold for 30 days. Nothing is payable until you approve a scope, and on most homes in our area the inspection itself is free.
Worth bringing
Roughly when the house was built, whether you know it to be slab or pier and beam, any history of plumbing work or a known leak, previous foundation repairs with their paperwork, and photographs of the cracking from a year or two back. A dated photograph showing a crack narrower than it is today tells us more than almost anything else available on the day.
Already holding a proposal from another company? Bring it. We survey independently, then go through their scope with you line by line — pier count, method, restoration, what the warranty actually covers. Sometimes the conclusion is that it is the right scope, and we say so.
